Selling this autumn? A look at the local market
If you’re thinking of selling this autumn, September brings some encouraging news. Asking prices rose by 0.7% this month, the first increase since May. It’s a modest improvement after a quiet summer, although prices remain 0.8% below this time last year.
For sellers in Abbey Wood, Bexleyheath and the surrounding areas, the regional picture is more useful. Rightmove’s latest figures show that 42% of homes coming to market in London find a buyer, compared with 56% in the South East and 61% nationally.
Buyers are still moving, but it’s worth taking time to get your home ready and choosing an asking price based on what’s selling locally.
Getting the price right from the start
One figure stood out this month: 74% of the homes that sold did so without a price reduction.
When deciding on your asking price, look at similar homes nearby that have found buyers. Their condition, size and location all matter, so ask your agent to explain the comparisons behind their valuation.
A realistic price can help you attract interest while your listing is fresh. And if you’re unsure whether to make improvements before selling, a valuation is a useful opportunity to talk those through too.
A few jobs worth doing before the photographs
You don’t need to take on a major renovation to prepare your home for sale. Start with the small jobs that help it look bright, tidy and cared for:
- Make the rooms easy to see. Clear worktops, tidy away cables and move anything that blocks a doorway or window. Keep enough furniture to show how each room can be used.
- Catch up on minor repairs. Touch up scuffed paint, tighten loose handles and replace tired bathroom sealant. Clean windows and a thorough clean of the kitchen and bathroom can make a noticeable difference.
- Get advice before spending more. If you’re considering a new kitchen or bathroom, speak to us first. We can help you decide whether the work is likely to be worthwhile. For a larger repair you already know needs doing, getting a quote can help you plan ahead.
If you’d like some advice on your own home, I’d be happy to come round. We’ll look at what similar properties are selling for, discuss a suitable asking price and talk through any jobs worth doing before you go on the market.
